Spring is here, and that means so is leasing season. Residents have options, and the amenities a property offers can make or break a decision to sign a new apartment lease or re-sign for another year.
What residents want isn’t a mystery — but seasoned operators know which amenities can truly improve the resident experience and impact the bottom line.
Once the weather turns, outdoor spaces become incredibly valuable to renters – especially in the Midwest. Rooftop decks, outdoor lounges, grilling areas, and walking paths top the priority list. Residents are eager to get outside and enjoy communal outdoor experiences.
Technology and convenience amenities are also essential. Renters expect reliable high-speed internet, smart building features like keyless entry and smart thermostats, EV charging capabilities, and flexible spaces that accommodate remote work needs.
Particularly in the suburbs, family-friendly features can matter significantly, including assigned parking, dog parks, and playgrounds.
A few investments consistently deliver strong returns: multi-gig internet, package management, and in-unit smart access. Start there. Phase in bigger investments — EV infrastructure, rooftop buildouts, and outdoor fitness stations, etc. — as budget allows.
It’s important to remember that residents may come for the amenities, but they often stay for the community. Regular community events and activation of common area amenities with speaker and fitness classes bring residents together, making the property not just a place they live, but a place to call home.
The bottom line: know your residents, invest intentionally, and don’t try to be everything to everyone. The properties that win this leasing season will be the ones that solve real problems for the people actually living there.
